Equity Lenders Acceptance Purchase Guidelines

WE BUY:

  • 1st, 2nd, or 3rd position Trust Deeds.
  • Non-performing Trust Deeds.
  • Trust Deeds behind a Foreclosing Lien.
  • Trust Deeds w/ a Balloon Due in 60 months or less.
  • Trust Deeds that are part of a Bankruptcy. Both where a borrower has filed BK or a lender has filed and is liquidating assets.
  • Secured by SFR, Condominium, Multi-Family, Mobile Homes attached to Land, Commercial, Land.

To be considered for purchase the loan must meet all of the following requirements:

  • Minimum 12 months seasoning.
  • No Minimum Loan Amount
  • Max Loan Amounts: Pools or Individual Loan Amounts up to $10mil
    Security property must be located in California , Washington , Nevada , Arizona , Oregon , Hawaii , or Colorado.
  • Top dollar paid for non-performing Trust Deeds.
  • We pay up to 70% of the principal balance for delinquent 2nd position trust deeds.
  • Price will reflect minimum of 25% annual yield to "ELA".
  • Maximum Loan to Value / Combined Loan to Value: ***80%-85%.
  • Please note LTV limits will vary depending on accrued interest and late fees, terms/status of any senior liens, property taxes due, and condition of property. Please don't send us newly created notes that are 100% Financed.
  • No properties with environmental concerns or unsecured mobile homes.
  • We do not purchase business notes unless the note is secured by Real Estate owned by the business.
